Documentation routes
Two main paths
Conventional documentation
Tax-return-based programs use personal and business returns, W-2s where applicable, and standard income calculations. Best when your returns clearly reflect your income.
Bank statement programs
Some programs may use personal and/or business bank statements to assess qualifying income differently. Availability and eligibility vary—these aren't 'no-income-verification' loans.
What we'll review
Factors that shape your options
Personal and/or business statements and how expenses are treated
Documentation requirements specific to the program
Credit profile and reserves
Property requirements and eligibility
Whether the program supports purchase, refinance, or both
No invented minimums
I won't quote universal minimums that don't exist. Bank statement loans may support purchases and refinances subject to guidelines, and qualifying income is assessed per the program—not by a single rule of thumb. Let's look at your actual numbers.
