If you locked in an ultra-low first mortgage rate around 3% to 4%, refinancing the entire loan to get cash out may dramatically increase your monthly interest. Here is how HELOCs, fixed-rate second mortgages, and cash-out refinances contrast so you make a sensible choice.

1. Home Equity Line of Credit (HELOC)

A HELOC functions like a revolving credit line secured by your home. During the initial draw period (typically 10 years), you can borrow, repay, and redraw as needed, usually making interest-only payments.

When the repayment period begins (often 15 or 20 years), the balance amortizes, meaning payments rise significantly because you must now pay both principal and interest.

  • Rate Structure: Typically variable, tied to the Prime rate
  • Best For: Phased home renovations, emergency reserves, flexible funding needs
  • Main Tradeoff: Rate fluctuations can increase monthly payments unpredictably

2. Fixed-Rate Second Mortgage (Home Equity Loan)

A fixed-rate second mortgage provides a single lump-sum payout at closing with a predictable, fixed monthly payment from month one. Your existing low-rate first mortgage remains completely untouched.

  • Rate Structure: Fixed for the life of the loan (typically 10, 15, or 20 years)
  • Best For: Debt consolidation with a defined payoff date, single large one-time expenses
  • Main Tradeoff: You pay interest on the full balance immediately, regardless of whether all funds are deployed

3. Cash-Out Refinance (Single First Lien)

A cash-out refinance replaces your existing first mortgage entirely with a larger new loan, paying off the prior balance and distributing the difference to you in cash.

The Math Tradeoff to Watch

If your current first mortgage is at 3.25% and new rates are higher, replacing the whole mortgage to pull out $50,000 can cost thousands more in lifetime interest than keeping the first loan and pairing it with a second mortgage or HELOC.
